This End to End Service covers the whole buying process from Steps 1 to 4.
It is most suitable for expats, people who live interstate, people who are time poor, for First Home Buyers and Investors or anyone who prefers our involvement in the buying process from start to finish.
Some people prefer to do the house hunting themselves or have already found a property they intend to purchase but wish to engage our services for Steps 2 to 4.
Part of our assistance of course includes a physical inspection of the chosen property.
Some people have completed Steps 1 and 2 themselves but look for help with the purchase process.
Besides a physical inspection of the chosen property, we will strategise our approach to get ahead of buyer competition to not only achieve the best possible result but become the winning buyer.
Some experienced house hunters are familiar with the whole purchase process and only need our research reports as they do not have access to the relevant internet platforms, which are mostly on subscription basis to real estate professionals.
Engaging A Buyers' Agent, or Buyers Advocate, can provide several benefits. They can help you navigate the complex process of purchasing a property, provide expert advice and guidance, negotiate on your behalf and potentially save you time and money. Buyers' agents have in-depth market knowledge and can help you find properties that match your criteria while also providing insights and analysis. Their expertise can be especially valuable for first home buyers or those unfamiliar with the local real estate market.
An Off-Market and Pre-Market property refers to a property that is not (yet) publicly listed for sale on the open market via any marketing platform. Instead, these properties are sold through private networks, usually to a selling agent's data base contacts, which include buyers' agents. Off-market and Pre-Market properties can offer unique opportunities for buyers, as they have less competition from other house hunters and potentially provide better negotiating leverage. However, accessing these properties typically requires close working relationships with real estate agents or industry connections. This is one of the advantages buyers' agents will provide. BTW, approximately 30% of all property transactions are Off-Market sales, which means that there is a one in three chance of missing out on your perfect property if you are not engaging a buyers' agent.
This is a question hard to answer. It all depends on the complexity and uniqueness of your search criteria; it depends on how many properties become available for purchase in your preferred location at the time of your search and how far your budget is reaching. We have found properties within a couple of weeks of signing the agency agreement and some took us several months to locate. We have been engaged by clients who have been looking for many months and even several years by themselves and realised they are getting nowhere due to their time constraints, the pace of the market, missed opportunities, their inexperience with the negotiation or auction processes and/ or changing market conditions. After they came to us, we had them signing off on their new home within several weeks.
Again, our fees depend on the complexity and uniqueness of your search criteria, which is really a case-by-case scenario. In general, we try to stay as competitive and affordable as possible to make it your worthwhile. We have the two options of percentage of purchase price or fixed fee on offer; whatever is more comfortable for you but also fair for all parties involved. There is also an upfront engagement fee that forms part of the whole investment.
Unfortunate to say, if you find a property you intend to buy by yourself, this will not release you from the agency agreement, hence the agreed fee will still apply. Therefore, we would prefer that you let us do our job once you have engaged us.
